Heather Walk has established structural demarcation points as set forth in the governing
documents. Demarcation points determine when the responsibility for the association
ends and for the owners, where their responsibility begins. Demarcation points are set by
the number of units involed not by their location. Normally with two or more units it would
be the associations responsibility, otherwise with a single unit it is the unit owners.*

3. Painting stuccoed wall finish
4. Plumbing as shown: drain and service
5. Painting of outside front doors
6. Mail box - excluding lock
7. Patio and balcony concrete floor
8. Balcony and stairway railing
9. Wooden fence & painting fence exterior
10. Roof, mansards, shingles, attics
Association responsibilities are:
Unit owner responsibilities are:
1. Carpet, tile, or wood flooring
2. Walls that do not bear loads, drywall
3. Front door{s}, sliding glass door
4. Windows, screens, shutters or panels
5. Air conditioner air handler, compressor,
drain line, freon line and support stand
6. Lock and keys for mail box
7. Painting interior of wooden fence
8. Optional wooden gate, attaching fence
*Exceptions: The Association is not responsible when it is determined that negligence or abuse, intentional or not has caused damage,
by either the unit owner, a contractor or the occupant of the unit, for example during the tear down process of remodeling a bathroom.
